Abstract

This work shows that contrary to the wishes of public policy, the real-estate market, through segregation rent, makes the socioeconomic mix increasingly difficult. Using a hedonic price model, based on the socioeconomic stratum and the most relevant urban variables, evidenced in the urban price models that configure the city's land prices, the authors introduce the segregation rents, within the housing market, that some urban agents decide to pay to obtain the highest benefits (better locations, better neighbors, better real estate products).

It was found, that there is a significant relationship between the price of the square meter of land and the distance to the socioeconomic strata considered low (for Bogotá strata 1 and 2), showing that economic agents pay increasingly higher prices, for locations that are far from low strata.
