Abstract
YUNDA, Juan G.. Spatial Disparity and Gentrification in the Densification of the First Suburbs in Latin America. Lessons from Decreto 562 in Bogotá. Territ. [online]. 2020, n.42, pp.123-145. Epub Mar 28, 2021. ISSN 0123-8418. https://doi.org/10.12804/revistas.urosario.edu.co/territorios/a.7229.
The innerburbs are initially peripheral but now centrally located neighborhoods in Latin American cities. The literature suggests that they need renovation due to excessive use of hou-ses and infrastructure. This renewal is essential within the framework of the housing debates around subsidizing cheap and peripheral units. In Bogotá, the Decreto 562 was introduced to allow the construction of high-rise housing in central areas to incentivize their renovation. This study analyzed its results within the framework of the spatial disparities of the city, using data from construction licenses and conversations with developers. The results show its success of incentivizing innerburbs' densification. Most projects followed traditional investment patterns, mostly for the high-income population in the northern part of the city. However, new dynamics of the high-rise housing constructions were also found outside these areas.
