Private real estate properties in the South of the Maracaibo Lake in Venezuela during the 16th and 17th centuries are analyzed in this paper from the qualitative and quantitative standpoints, focusing on land concentration and partition based on the analysis of the number, location, and extension of properties. This research defines the land extension and its location based on unpublished documentary sources such as mercedes de tierras [Land concessions granted by the Spanish king], Land Compositions, Purchase and Sale Agreements, dowries, testaments, property inventories and distribution of property by inheritance. The study shows that the allocation of land and its legalization conformed to the Spanish policy regarded optimal conditions for cacao growth and proximity to the Port of Gibraltar. These properties show increased segmentation through many successive transfers made during those centuries.
